Proposed Use of TIF Funds for the 530 Walnut Street Housing Project

 

Background

This project is being developed by Urban Sites, a development, property management, and construction services company with a focus on revitalizing historic assets in the urban core. Urban Sites has over 25 years of development.

Proposed Project

This proposed project will provide 67 residential units and maintain the occupancy of Urbana Cafe as the sole ground floor commercial tenant. The goal of the project is to bring mixed-income housing to the Central Business District, a vibrant urban area that is lacking attainable, mixed-income options for the community. The unit count is currently slated at 12 units at 60% Average Median Income (AMI), 22 units at 80% AMI, and 33 units at 80 - 120% AMI. Site amenities would include but are not limited to a fitness room, in-unit laundry, and a coffee shop (Urbana Cafe) in the lobby. The Department of Community and Economic Development recommends that the project receive an estimated $2,900,000 from the OTR East TIF District for use of hard construction costs of 530 Walnut Street Building.
