Proposed Use of TIF Funds for 1520 Madison Rd Acquisition in East Walnut Hills
Background
Uptown Rental Properties (URP) is proposing the acquisition and demolition of the property located at 1520 Madison Rd in the East Walnut Hills neighborhood. The site is currently owned and occupied by Hamilton County as an office building, which will become fully vacant when the County relocates in May. The purpose of this project is to remove an outdated and no longer viable office structure and complete pre-development work that will position the site for future redevelopment with a more appropriate and productive land use. While no final redevelopment plans have been established at this time, this phase of the project is expected to generate approximately 25 temporary construction jobs with an estimated annual payroll of $300,000 over a six-month construction period. The City is considering an estimated $2,193,136 in funding from the East Walnut Hills Tax Increment Financing (TIF) District to support acquisition, demolition, and pre-development costs.
