Proposed Sale of City Property at 5103 Kenwood Rd in Madisonville

 

Background

AJ Stowall Homes, led by Justin Stowall, is proposing to acquire the City-owned vacant lot located at 5103 Kenwood Road in Madisonville. Mr. Stowall has 17 years of real estate and development experience and maintains working relationships with Hamilton County Building and Inspection officials. He is a member of both the Cincinnati Home Builders Association and the National Association of Home Builders. The property is currently vacant and undeveloped. Mr. Stowall is requesting the sale of the property to AJ Stowall Homes for $75,000. Following receipt of the intent-to-award proposal from the Office of Strategic Growth, the developer participated in community engagement and project planning activities, including attendance at community meetings, discussions with neighborhood stakeholders and City staff, and continued project planning efforts.
 

Proposed Project

The proposed project consists of the construction of two single-family homes on the vacant property at 5103 Kenwood Road. Each home is expected to be approximately 2,200 square feet and includes four bedrooms and two-and-one-half bathrooms. The development represents an estimated private investment of $881,917 and is anticipated to support employment across multiple construction trades, including foundation, framing, roofing, plumbing, electrical, carpentry, drywall, painting, site work, concrete, and landscaping, totaling an estimated 52 construction jobs. Upon completion, the project will return a vacant City-owned parcel to productive use and add new housing opportunities in Madisonville.
