Proposed Zone Change at 1813 Race Street in Over-the-Rhine

 
Background

Arcx Studio is applying for a zone change on behalf of the Corporation for Findlay Market at 1813 Race Street in Over-the-Rhine. The current zoning designation is Park and Recreation (PR); the applicant is proposing a change to Commercial Community-Pedestrian-Transportation Corridor (CC-P-T). This property is currently used as a parking lot, and this change would allow the applicant to develop a future office building for Corporation for Findlay Market operations including an event room, a maintenance garage, a shopping app/bar, and waste management.
 

Proposed Project

The site layout as proposed by Arcx Studio is not permitted under the current PR zoning district. Under the proposed CC-P-T zoning district, the ground-floor retail and upper level offices are permitted. If the zone change is approved, the project will still require approval from the Historic Conservation Board for a Certificate of Appropriateness and zoning relief in order to begin construction.
