A Proposed Major Amendment to the Concept Plan & Final Development Plan of PD #73 - Medpace

 

 
Background

This is another phase of the Medpace complex to construct a new office building and slightly expand the PD boundary across Hetzel Street. The applicant is requesting a Major Amendment to the Concept Plan and a Final Development Plan. The developer is Skanska.

This project involves the construction of two new office buildings and a slight expansion of the PD boundary to accommodate one of the new office buildings. Lot 13 and 4a within the Medpace complex, they plan to demolish the existing building 300. The existing building 300 contains 15,000 square feet of office space and 45,000 square feet of research and development. The new office building will be built in its place on the footprint of those two lots. The new office building, 300, will measure 9 floors with 485,000 square feet and 310 parking spaces within the building. The front of the building will feature a new plaza with some green space. The lots will be consolidated.

The second building will be built on Lot 14. This is newly acquired property in which some warehouses will be torn down, and a new clinical office building will be built. The new building, 600, will have two stories and be 75,000 square feet. This new office building 600, requires Medpace to cross to the south side of Hetzel Street, hence the expansion of the PD boundary of 1.672 acres.

In addition, a new garage with 1,300 parking spaces will be built over an existing surface parking lot behind buildings 100 and 200.

Also, a proposed future office building on Lot 10, will have a new variety of uses, including retail and restaurant. The applicant is not seeking approval of this future new building, just the expanded uses. The building will have 619,000 square feet of office space, 25,000 square feet of warehouse space, 16,000 square feet of restaurant space and 1,610 of parking spaces. Any new proposed signs will not be included in this application. Signs will be reviewed separately by Planning staff. Supplemental to this description is the link to the entire packet, including the site plan, drawings, etc.

This project will go to City Planning Commission and then City Council.

The initial PD was approved in 2015. There have been a few Major Amendments and a few Final Development Plans over the years. Madisonville wrote a letter of support.
