Madisonville Form-Based Code Zone Changes Public Meeting
For five years, Madisonville residents, business owners and property owners have worked towards bringing a new tool for economic development to the neighborhood. It is called Form?Based Code and will replace the City’s current zoning code in parts of Madisonville, specifically around the business district at Madison & Whetsel.
On Thursday, June 20, 2013 at 6:30 p.m., you are invited to ask questions and learn more about what this means for you, your property and the neighborhood. The meeting will be held at the Madisonville Recreation Center (5320 Stewart Avenue, Cincinnati, Ohio 45227).
Why did Madisonville pursue this new way of zoning?
- Form-Based Code will allow us to develop the vacant land at Madison & Whetsel into a mixed-use development, where housing, retail, and office space can co?exist in the same development -- just like Madisonville used to be! The City's current zoning code requires the separation of uses, making our desired development nearly impossible.
- Form-Based Code primarily focuses on the form of the buildings, and the use of the building is secondary. Madisonville's Code, created by Madisonville stakeholders, shows developers the type of new construction we want to see here. This zoning was initiated and created by Madisonville community members.
- Form-Based Code emphasizes people and public spaces. We believe that if we rebuild Madisonville for people, we’ll get more people, as opposed to building for cars and traffic, which results in more cars and more traffic.
- Form-Based Code will streamline the development process and provide more predictable results for both the community and developers. Our Code will provide specific information on what we want to see here.
