CRA Commercial Tax Abatement Program
Program Overview
The City of Cincinnati offers a tax abatement program to companies and developers building or renovating a residential, commercial, industrial, or mixed-use facility in such cases where the new or renovated facilities will result in job creation.
Eligibility Criteria and Required Investment
A minimum of $40,000 must be spent on renovation improvements. Multi-unit (4 or more units) are eligible for a maximum exemption of $275,000 per dwelling unit of the market improved value. For commercial / industrial / mixed-use projects, the abatement rate is up to 75% tax exemption on building improvements. All commercial tax abatements qualify only on the basis of a financial gap analysis; however, projects that are LEED Silver, Gold, or Platinum will not be subject to any financial gap analysis.

Required Applications and Paperwork
Initial Application for Commercial Tax Exemption
This application is to be completed by any company interested in a commercial tax abatement through the City of Cincinnati prior to beginning construction.
Subsequent Application upon Project Completion
This form is required to be submitted upon project completion. The tax abatement will take effect after review and processing of this application.
Annual Status Application
This form is required to be submitted each year by existing tax abatement recipients. It must be submitted by March 5th of each year of the tax abatement period. In addition, an annual fee will be collected of 1% of the annual tax exemption, but not less than $500 or more than $2,500. This fee is payable with submission of Annual Report due March 5th of each year the tax abatement is in effect.
